  • A steel structure addition was added in 1992, connecting to the back side of the brick building and a  brick/concrete block shop on the west rear corner. The dimensions of these shops are 45 feet wide by 144 feet long.

  • All the shops are inter-connected with access both through inside doors and exterior walk thru and overhead doors. The main shop in the brick building is heated with a Clean-Burn Brand Waste Oil Furnace with storage tanks. The front half of the building and the basement are heated separately with propane forced air furnaces in each department. The front offices are cooled with a roof unit central air system.

  • The brick building also has an oil fired steam boiler that can heat the entire building, using the forced air radiators, with a 1,000 gallon oil tanker in the basement. The steel addition and brick/concrete block shops also have 3 individual propane forced-air ceiling-hung furnaces, along with a Lanair Brand Waste Oil Fired Furnace and storage tanks.

  • The building will include all the galvanized air lines, pressured by a Twin 5 hp. (duplex) Curtis Air Compressor, 220 volt single stage.

PAINT BOOTH

  • Also included is a Devilbiss Brand True-Downdraft Paint Booth, with a One Million BTU Propane Furnace, regulating the air temperature in the booth and also including a Cure-Mode of up to 140 degrees to cure the finishes. The lighting is with fluorescent color-correct four foot bulbs. Additional pit &ceiling filters and bulbs are also included. The paint booth is powered with a 3-phase 220 volt convertor.  A professional paint mix room is also attached to the paint booth, all meeting OSHA and DNR guidelines. A Bullard Fresh Air Pump and Hoses are also included with the booth.

Tract 2

There are six lots directly behind the dealership building, with a city alleyway separating the lots from the building and lots in Track #1. The front three lots are each 50 feet wide, totaling 150 feet wide by 142 feet deep. The rear three lots are also 50 feet wide each, with the depth at 142 feet on one end and slightly tapering narrower through the other two lots, due to the railroad track bank set at an angle below the lower 3 lots. These six lots come to 0.88 acres total. A chain link fence lines the alleyway and east side of the lots.

Auctioneers Note: This tract offers great potential whether you're looking for a storage lot,or looking to build!

Tract 3

This is two paved lots with 100 feet of highway frontage by 142 feet deep to the alley-way, totalling 0.33 acres. A 2 story circa-1910 brick building is on the front corner of the highway frontage, at 20 feet wide by 38 feet deep, totalling 1520 square feet. The house has structurally sound walls with a tin roof ,and with a lot of TLC, could be renovated into a nice business or residence.

Auctioneer's Note:  Rosebud is a growing and thriving town and this tract offers plenty of potential with the large parking area and HWY 50 frontage!
